Urban Centers Code Update Project
Urban centers are compact, well-designed areas that concentrate a variety of land uses all in one place. Urban centers are also people-oriented living and working places that allow residents to walk to shops and a bus stop or other high capacity transit stations. Snohomish County is proposing new regulations for areas designated Urban Center and Transit Pedestrian Village on the Future Land Use Map of the county’s comprehensive plan. Snohomish County is also proposing to rezone properties located within the Urban Center and Transit Pedestrian Village designation to a new zoning classification. COUNTY COUNCIL PUBLIC HEARING
The Snohomish County Council has moved the public hearing scheduled for February 3, 2010, to April 21, 2010, at 1:30 p.m. The hearing will be in the Jackson Board Room on the 8th Floor of the Robert J. Drewel Building.

NEW DEVELOPMENT REGULATIONS
New development regulations are proposed and would affect new development and re-development of existing lots. The regulations defined the permitted uses and what can be built. The regulations also prescribe how the exterior of buildings should look and their location on a given site. For more information please refer to the staff report, transmittal memo and ordinance.
AREAWIDE REZONE
A county initiated areawide rezone is proposed. The zoning for properties located in the Urban Center and Transit Pedestrian Village plan designation is proposed to change to a new Urban Center (UC) zone. The rezone will change the allowable uses and development regulations one would use should they chose to develop or re-developed their property. The UC zone will allow use of the proposed new development regulations.
Affect of Regulations and Areawide Rezone on Existing Uses
The proposed urban center regulations and rezone may cause some existing structures and uses to become non-conforming. To address potential non-conforming structures and uses, the proposed code provides exemptions to the regulations. Please refer to SCC 30.34A.010 in Ordinance 09-079 for more information.
